The Role

As a Building Safety Consultant, you will report to the Director for Health and Safety Services.

Job Description

  • Ensure compliance with all relevant building safety regulations, such as the Building Safety Act 2022.
  • Ensure compliance with fire safety and structural safety, and other critical safety regulations (e.g. Regulatory Reform (Fire Safety) Order 2005, Fire Safety (England) Regulations 2022, Health and Safety at Work Etc. Act 1974).
  • Conduct thorough risk assessments for both residential and commercial properties, with particular focus on high-risk buildings, such as high-rise or complex structures, identifying fire safety risks and risks to structural integrity.
  • Develop and implement risk mitigation strategies tailored to the specific risks of low- and high-rise buildings.
  • Liaise with design and construction teams, lead and participate in design meetings and workshops to progress pre-construction phase design through Gateway, RIBA stages, to review design by others to confirm compliance with Building Regulations, British Standards and local codes.
  • Collate, review and produce documentation, ready for submission to relevant building control authorities.
  • Liaise with local authorities, building safety regulator and building inspectors, and other enforcement bodies to ensure regulatory compliance and proper certifications are obtained.
  • Evaluate materials used in construction to determine their suitability, particularly in terms of fire resistance and structural integrity. Recommend alternate materials when non-compliant materials are identified.
  • Review fire safety management plans for both commercial and residential buildings, including the installation and maintenance of fire safety systems such as, alarms, fire doors, and sprinkler systems.
  • Ensure the presence of comprehensive emergency evacuation plans and that they are communicated to all building occupants.
  • Ensure the safe use and management of building materials, particularly in the wake of regulations post-Grenfell regarding cladding and insulation in high-rise buildings.
  • Stay updated with product safety regulations and ensure that any defective or unsafe materials are removed and replaced.
  • Produce reports, such as building safety case reports, MOR or change control reports, risk assessments / survey reports, design declarations and statements, compliance reports, outlining the identified risks, hazards, remedial strategies, and progress of actions being undertaken.
  • Maintain robust notes and evidence from site visits as part of due diligence.
  • Carry out inspections during construction, monitoring remedial works, and provide guidance to site teams on maintaining compliance during construction minimising the risk of structural collapse, ignition and spread of fire.
  • Carry out regular building inspections and safety audits, outside of construction works to ensure compliance with regulations, inspecting fire safety measures, building safety systems and materials, and escape routes, especially in high-risk buildings.
  • Report and investigate MOR incidents, identifying the causes and failings, to implement remedial measures and prevent recurrence.
  • Keep up to date with current and changing fire safety and structural safety standards and legislation, particularly for high risk or complex buildings.
  • Mentor and provide training to the internal team, contractors and client teams on building safety.


Person Specifications

  • Qualified to degree or diploma level in a relevant discipline, (e.g. Fire Engineering, Building Surveying, Construction Management, Structural Engineering, Health and Safety Management, Architecture, Building Control Surveying).
  • Professional certification and/or membership from recognised professional body, such as, MRICS, MCIOB, MIFireE, CMIOSH, MCABE.
  • A minimum 2-year demonstrable building safety, construction and regulatory experience for a range of buildings, both in a commercial and residential environment.
  • Knowledge and understanding of regulatory requirements, in particular, Building Safety Act 2022, Regulatory Reform (Fire Safety) Order 2005, Fire Safety (England) Regulations 2022, local codes and Building Regulations, British Standards (e.g. BS 9999, 9991), Health and Safety at Work Etc. Act 1974, Construction (Design and Management) Regulations 2015.
  • Able to confidently liaise with local authorities, the fire service, the Building Safety Regulator and Building Inspectors to reach an agreeable and desired outcome, and resolve issues in a timely manner, keeping the client briefed, as necessary.
  • An understanding and appreciation of interdisciplinary building design through all stages of the design process.
  • Experience in external wall remediation works for high-risk buildings, including navigation of government schemes, such as the Building Safety Fund, and Building Safety Regulator approvals, is desirable.
  • Strong written and verbal communication skills, excellent time management and ability to work as part of a team and under own initiative.
  • Demonstrable analytical and problem-solving skills, with excellent attention to detail.
  • Ability to demonstrate strong general IT skills and software knowledge.
  • Ability and desire to mentor and train others within the team.
  • Awareness of current legislation and technology within scope of work, and evidence of CPD.
  • Membership of relevant professional body.
  • Prepared to travel within the South and Southeast on a regular basis (wider afield as required) and have a full driving licence.
