Posted on: 10/02/2022Our Sign Off Room is ready, and the team prepared, for the new Fire Safety Bill and impending Building Safety Bill.
The purpose of the Sign Off Room is to provide a suitable venue for gathering our team of Chartered Fire Safety, Health and Safety, Financial, Surveying, and Architectural Technology Specialists around the table, with our clients, to assist them in ensuring that their duties under the new Bills are undertaken and endorsed, so enabling the smooth passage of the Gateway Process for planning, construction, and occupation of buildings in scope to be finalised.
The team of chartered professionals shall ensure that the client has:
- Made suitable arrangements for managing building work to ensure that they deliver compliance with the building regulations, including the allocation of sufficient time and resources.
- Ensured that they take reasonable steps to ensure that those duty holders who they appoint comply with their responsibilities in relation to building safety.
- Ensured that the requirements of the building regulations are met for all buildings, including those requirements specific to buildings in scope, (six storeys and over).
- Ensured that appropriate handover of information takes place between the duty holders.
- Developed and has a plan for maintaining a golden thread of information that will enable building safety information to be available to other duty holders, during design and construction, as well as the Building Safety Regulator and finally to the Accountable Person.
- Establish reporting processes to support mandatory occurrence reporting procedures.
- Appointed a Principal Designer and a Principal Contractor in accordance with the Construction (Design and Management) Regulations 2015 requirements, if there is more than one contractor working on the construction project.
In addition, the team shall ensure that the client has:
- Co-operated and shared information with other relevant duty holders as well as the building safety regulator.
- Ensured compliance with the building regulations.
- Complied with the specific regulatory requirements imposed by the Building Safety Bill, including the Gateways Process and mandatory occurrence reporting.
- Ensured that the duty holder and the people that they appoint are competent to carry out design work and building work that they are engaged to do. Competence is deemed satisfied by having the necessary skills, knowledge, experiences, and behaviours to undertake the work.
- Confirmed that those persons and organisations appointed by the client, only undertake work within the limits of their competence in carrying out their task.
